Ken's keen eye for design and creative problem solving skills are invaluable when it comes to creating an open and flowing basement plan.  Most basements pose at least some challenge of oddly placed duct work and support poles.  Many have water heaters and furnaces in bazaar places.  Ken views these obstacles as opportunity for unique and beautiful designs.

Does KS do partial basement finishes?

Yes.

 

Can we make changes to our basement plan after construction has begun?

In most cases, yes.  KS Construction will provide a change order defining the change in plan and price.  The change order must be signed by the homeowner before any work will commence.  In some cases where items have already been installed or special order items cannot be returned, changes cannot be made without substantial cost to the homeowner.

 

Does KS subcontract work?

Much of the work is done by Ken himself. Any subcontractors he hires have been working with him for years.  Most of members of Springs Contractors, and are some of the best talent Colorado Springs has to offer.

 

What is the estimated cost to finish a basement?
A basic basement finish with standard materials and no extras will usually run around $30 per square foot.  The more elaborate the design, materials and extra features, the more expensive the price.  Bathrooms are the most expensive room to finish per square foot, so a small basement with one bathroom will have a higher cost per square foot than a larger basement with one bathroom, assuming all other things are equal.

 

How long will it take to finish my basement?
Smaller basements generally finish within two months.  Larger basements could take longer depending on the complexity of the project and the specific amenities included.

 

Do I need a permit to finish my basement?
KS Construction will not finish a basement without a permit or under the home owners permit.  KS pulls their own permit for all basement finishes.  Working under a permit insures you, the homeowner, that all inspections are met and your basement finish has passed all building codes. If you plan to resale your home, you will be asked if any work has been done without a permit.  If any work has been done without a permit, the owner will be required to pull a permit at that time and have the work inspected.  Any items that are not to code will need to be redone, and the permit will not be closed until all inspections are passed.  Otherwise the property must be listed "as is".  The permit cost in El Paso County is based on the expected cost of the job.

 

 

Can we add or move rough plumbing for a bathroom?

In most newer homes moving the plumbing is no problem except additional cost.  

 

Do we have enough windows in our basement?
All basement bedrooms must have an egress window, and every basement must have at least one egress window. That means that all bedroom windows must meet certain guidelines making the window an emergency escape from the home.  There is a code requirement in El Paso county that all basements have 10% natural light.
